Homeowners insurance in Florida is not simple right now. Here are plain answers on home and flood coverage for owners in Boca Raton, Miami-Dade, Broward and Palm Beach.
Does my homeowners policy cover flood?
No. Flood damage is excluded from a standard homeowners policy. Flood coverage is a separate policy, through the National Flood Insurance Program or a private carrier. Only a little water is needed to cause big damage, and many flood claims come from properties outside high-risk zones.
What is the hurricane deductible?
Most Florida policies have a separate deductible for named storms, usually a percentage of your home's insured value. On a home insured for $500,000, a 2% deductible is $10,000. Check yours and make sure you could cover it.
Why did my premium go up?
Storm losses, rebuild costs and the cost of reinsurance all push rates up. Roof age, wind mitigation features and claims history affect your price. We will compare options so you are not just taking a renewal increase.
What is a wind mitigation inspection?
It documents features like roof shape, roof-to-wall connections and window protection. In Florida these can earn discounts. Ask us whether an inspection is worth it for your home.
Does my roof age matter?
Yes. Many carriers limit coverage or decline older roofs. Some will only pay depreciated value on a roof claim. Know your roof age before you shop.
What about condo and townhouse owners?
Condo owners need an HO-6 policy for the inside of the unit and personal belongings, and loss assessment coverage to help with association charges. Your association's master policy does not cover everything.
Should I bundle with auto and umbrella?
Bundling can lower the price and puts your coverage in one place. An umbrella adds extra liability protection above your home and auto limits.
