Landlord Insurance for South Florida Rental Properties
If you own a rental property in Miami-Dade, Broward, or Palm Beach - a single-family home, a condo unit, or a small multifamily - a standard homeowners policy is not built for the way you actually use that property. Landlord insurance (often written as a DP-3 dwelling policy) exists specifically for tenant-occupied homes, and the differences matter most on the worst day of the policy.
What landlord insurance covers that homeowners doesn't
A landlord policy covers the dwelling itself, your liability as the property owner, and - critically - loss of rental income if a covered loss makes the unit uninhabitable. A homeowners policy assumes you live there; a claim on a tenant-occupied home under the wrong policy type invites coverage fights you do not want.
The details that decide claims
Getting the occupancy type right (annual lease vs. short-term rental), carrying enough liability for tenant injury claims, and understanding how wind and flood are handled separately in South Florida - these are the decisions that determine whether a loss is a phone call or a financial event. Tenant injuries, habitability claims, and water damage between units are the losses we see most.
Require renters insurance - and verify it
Requiring tenants to carry renters insurance protects everyone: it covers the tenant's belongings and gives their liability coverage the first seat at the table when they cause damage. We recommend making it a lease requirement with proof at signing and renewal.
